Sefina Mont Kiara — Modern Cozy Condominium Renovation | Joey Houz Design

When the owners of this Residensi Sefina unit in Mont Kiara approached Houz Design, they had a clear but nuanced brief: a home that felt genuinely welcoming without sacrificing the polished, upscale character that the address commands. The result is one of Houz Design’s most distinctive completed works — a residence where warmth and refinement coexist without compromise.

The design direction centres on what the team calls “modern cozy” — an approach that layers soft textures, grounded tones, and considered lighting to make a space feel lived-in from day one. Rather than pursuing the sterile perfection common in high-rise renovations, every decision here was made in favour of comfort first.

What defines this project:

The entrance immediately signals the mood. Hybrid timber flooring runs underfoot, chosen for its durability and the way it reads like real wood — drawing the eye forward and making the space feel larger and more connected. The neutral base palette was a deliberate canvas, allowing layered textures and materials to do the visual work without the space feeling busy or competing.

The kitchen stands out as a particularly well-resolved space. Divided into separate dry and wet cooking zones, it balances practical daily function with an aesthetic that holds up over time. Clean white cabinetry is paired with a herringbone-patterned tile backsplash — a classic detail executed with precision that gives the room character without shouting for attention.

Throughout the home, ambient lighting was used as a design tool in itself — softening transitions between zones and reinforcing the overall sense of ease and intimacy that defines the project.
